Scarlett Harper Commercial Launches an AI-Native Brokeragein South Florida
A new commercial real estate model, built so owners get sharper execution and brokers get a firm engineered around the way they actually produce.

Scarlett Harper Commercial has formally launched in South Florida as an AI-native, systems-driven commercial real estate brokerage, and we are doing it with a founding production team already in the seats. Sebastian Misiewicz joins as Senior Vice President and Matthew Lago as Vice President, our first senior broker hires and an early signal that the model is resonating with experienced producers.
Headquartered in Boca Raton and founded by Spencer Scalzitti, Managing Principal and Broker, we cover investment sales, owner representation, and select leasing assignments across Palm Beach, Broward, and Indian River Counties, with deliberate expansion underway. Our work spans retail, industrial, office, multifamily, and land, plus alternative asset classes.
An AI-native model, not a technology veneer
Most brokerages bolt software onto a legacy structure. We built the other way around. Scarlett Harper Commercial pairs senior broker leadership with firm-level execution support and AI-enabled workflows that run across research, underwriting, marketing preparation, buyer targeting, and transaction coordination. The conviction behind the firm is simple: brokers perform best when technology, operating discipline, and non-transactional leadership are designed in from the start, not added after the fact.
Scarlett Harper was built to prove that a brokerage can move faster, support brokers better, and execute at a higher level when technology, operations, and leadership are designed together from day one.
Spencer Scalzitti, Managing Principal and Broker
A founding team that validates the model
Before adding producers, we brought on David Bateman as Managing Director for his operational leadership, broker implementation experience, and 20-year track record that includes senior roles at CBRE and Avison Young. With the management layer in place, Misiewicz and Lago joining together moved us from concept to proof of concept.
Senior Vice President
Sebastian Misiewicz
A track record built across three recognized firms. Misiewicz began at Marcus & Millichap on office and industrial assets in Miami-Dade County, where as part of the Silver Group he participated in transactions totaling nearly $500 million. He then joined CBRE's Fort Lauderdale Capital Markets team as Senior Associate, where the team was involved in nearly $1 billion in sales, sharpening his ability to execute complex deals across industrial, office, and alternative asset classes. Most recently a Principal at Lee & Associates South Florida, he has focused on industrial and office investment sales and leasing across Broward and Palm Beach, including the $17 million Fort Pierce charter school sale and a $6 million Lake Worth Beach industrial transaction. He holds a degree from the University of Gdansk.
Vice President
Matthew Lago
Focused on investment sales across Palm Beach County. Lago brings a background in commercial lending and business banking, including roles at Wells Fargo and BHG Financial, that grounds his approach in deal underwriting and client financial advisory. He joined Lee & Associates South Florida in September 2024 and was promoted to Vice President in March 2026, a recognition tied directly to his work alongside Misiewicz on transactions including the Fort Pierce charter school sale.
As Misiewicz puts it, "What Scarlett Harper has built is different in a fundamental way: the infrastructure exists to serve the broker, not the other way around." That is the standard we set for ourselves, and the one we want every owner and every broker to hold us to.
What this means for property owners
For owners and landlords, the model translates into speed and rigor where it counts. AI-enabled research and underwriting compress the time from engagement to a fully positioned asset, buyer targeting is data-driven rather than rolodex-bound, and firm-absorbed operating infrastructure means your assignment is never waiting on a single broker's bandwidth. The result is tighter pricing analysis, broader and better-qualified buyer pools, and a marketing process that runs on disciplined execution from the first day of the engagement.
What this means for brokers
For producers, Scarlett Harper is a firm engineered around production. We absorb the operational drag: research, underwriting support, marketing preparation, and transaction coordination, so brokers spend their time where commissions are actually won, in front of clients and deals. The founding team is the recruiting thesis in practice. A producing team weighed the model and decided this was where they wanted to grow, and we are actively adding the next group of senior and mid-career producers who want to execute faster and with greater accuracy.
Where Scarlett Harper is headed
The launch is the starting line, not the finish. The near-term plan is straightforward: deepen the bench of senior producers, broaden coverage beyond the Palm Beach, Broward, and Indian River core, and keep extending the proprietary AI workflows that give us our edge on research, underwriting, and buyer matching. The longer arc points to an owner-representation and investment-sales platform that scales without diluting execution. The discipline owners expect and the leverage brokers need, under one roof.
