Built to Move Faster:How Scarlett Harper Commercial Supports Experienced Producers Across South Florida
A producer-focused commercial real estate platform built to give experienced brokers more time for clients, transactions, and new opportunities.

Founded by Spencer Scalzitti, Scarlett Harper Commercial is building a South Florida commercial real estate brokerage around a simple idea: experienced producers should be able to spend more time creating value for clients and less time rebuilding the operating process behind every assignment.
Senior Vice President Sebastian Misiewicz’s first month at SHC offers an early example of that model in action.
Working alongside Vice President Matthew Lago, Misiewicz brought three distinct commercial real estate assignments to market across Miami-Dade, Broward County, and the Treasure Coast. The properties differ by asset class, buyer audience, and investment strategy. What connects them is the infrastructure supporting their execution.
A Commercial Real Estate Brokerage Built Around the Producer
Commercial real estate will always be a relationship business.
Experienced brokers create opportunities through market knowledge, property expertise, trusted relationships, and the ability to guide owners and investors through complicated decisions. But every assignment also requires significant work behind the scenes.
Research and underwriting shape the investment story. Offering materials, positioning, and marketing bring it to market. Buyer identification, outreach, diligence coordination, and transaction management keep it moving toward closing.
At Scarlett Harper Commercial, those functions are designed to work around the producer. For Scalzitti, the infrastructure should serve the producer, allowing experienced brokers to stay focused on the relationships, strategy, and execution that create value for clients.
The objective is not to replace brokerage expertise with technology. It is to give experienced commercial real estate professionals a stronger platform from which to use that expertise.
The SHC Model in Action
Misiewicz joined Scarlett Harper Commercial with an established background in South Florida commercial real estate. He was later recognized as a Q2 2026 CoStar Power Broker.
In his first month with the firm, he and Lago brought three assignments to market:
| Market | Assignment | Investment Focus |
|---|---|---|
| Miami-Dade | Hialeah Industrial Outdoor Storage | IOS, truck parking, and industrial land |
| Broward County | East Hollywood income and redevelopment opportunity | Current income with future multifamily redevelopment potential |
| Treasure Coast | Fort Pierce industrial development site | Industrial land and future development |
The assignments are different. The operating discipline behind them should not have to be.
Three Assignments. Three Distinct Strategies.
Hialeah Industrial Outdoor Storage
At 16891 NW 122nd Avenue in Hialeah, Scarlett Harper Commercial is marketing a 9.73-acre industrial outdoor storage property with approximately 423,838 square feet of net rentable area and 240 designated truck parking spaces.
The fully improved property includes connected utilities, perimeter fencing, and an approximately 2,000-square-foot operational building. Its location provides access to Florida’s Turnpike, Okeechobee Road, I-75, and the Palmetto Expressway.
Offered at $20 million, the assignment targets a specialized audience seeking industrial outdoor storage, truck parking, and industrial land in Miami-Dade County.
East Hollywood Income and Redevelopment Opportunity
At 1736-1738 Dewey Street in Hollywood, SHC is marketing an approximately 0.25-acre property that combines current income with longer-term multifamily redevelopment potential.
Two existing structures total approximately 2,538 square feet. FH-2 zoning supports potential development of up to five stories and approximately 32,524 square feet of maximum buildable area.
Offered at $2.1 million, the property is positioned near Federal Highway, Young Circle, Downtown Hollywood, Hollywood Beach, I-95, and Fort Lauderdale-Hollywood International Airport.
The investment story is different from the Hialeah assignment. Here, the opportunity combines an existing income-producing property with future redevelopment optionality in a Broward County submarket.
Fort Pierce Industrial Development Site
The third assignment moves north to the Treasure Coast.
Scarlett Harper Commercial is marketing a 10-acre Industrial Light development site in Fort Pierce at $1.75 million, or $175,000 per acre.
The recently rezoned property offers approximately 633 feet of frontage on Keen Road and supports potential industrial uses including warehousing, distribution, outdoor storage, and light manufacturing.
Located near Treasure Coast International Airport and the Kings Highway industrial corridor, the site is positioned for buyers evaluating industrial land within a growing logistics market.
Different Properties. One Operating Platform.
An industrial outdoor storage asset in Hialeah should not be marketed like a redevelopment opportunity in Hollywood. Industrial land in Fort Pierce requires a different buyer conversation again.
The strategy must change with the property.
The underlying execution can still benefit from consistency.
Scarlett Harper Commercial brings research, underwriting, marketing, buyer targeting, listing preparation, and transaction support into a more connected process. That allows the team to tailor the strategy to each assignment without recreating the machinery behind it every time.
For an experienced producer, that creates leverage.
For a property owner, it means the broker leading the assignment can remain focused on positioning, negotiations, buyer relationships, and the transaction itself while the broader SHC platform supports the work behind it.
What Moving Faster Actually Means
Moving faster does not mean rushing an asset to market.
It means reducing unnecessary friction between an opportunity and its execution.
A strong South Florida investment sales process still requires thoughtful underwriting, accurate positioning, professional marketing, targeted outreach, and experienced negotiation. Speed comes from having the right people, information, and systems in place before those steps become bottlenecks.
For brokers, that creates more time for relationships, business development, negotiations, and the next opportunity.
For owners, it keeps the experienced producer focused on the strategy and transaction while the brokerage platform supports the execution happening behind the scenes.
What This Means for South Florida Property Owners
When choosing a commercial real estate brokerage, the individual broker matters.
So does what sits behind that broker.
Investment sales can involve financial analysis, market research, property positioning, offering materials, buyer identification, digital distribution, direct outreach, diligence coordination, transaction management, and negotiation before a sale reaches closing.
Owners should understand how those functions will be handled and who is responsible for executing them.
That is particularly important across Miami-Dade, Broward, Palm Beach County, and the broader South Florida commercial real estate market, where investment strategies vary significantly by property type, location, tenancy, zoning, and submarket conditions.
A broker brings experience and relationships to the table.
The brokerage should give that broker the resources to use both effectively.
Building the Next Generation of South Florida Commercial Real Estate Brokerage
Three assignments in Sebastian Misiewicz’s first month do not define Scarlett Harper Commercial.
They demonstrate what the firm is building to enable.
Scalzitti’s vision for SHC is a brokerage where experienced commercial real estate professionals are supported by stronger research, marketing, technology, market intelligence, and operational execution.
Sebastian’s early production is one example of that combination at work.
As Scarlett Harper Commercial continues to grow across South Florida, the firm is focused on creating an environment where producers have the infrastructure to execute at a high level and property owners benefit from the platform supporting them.
Commercial real estate will continue to depend on relationships, experience, and local market knowledge.
The opportunity is to build a better platform around all three.
